K Squared Construction was founded in 2006, and the first physical office we ever had was in Folsom, opened in 2008. Our office windows overlooked the construction of the Folsom Crossings Bridge, and later the auxiliary spillway at the dam — two of the largest pieces of construction this area has seen in a generation.

The office moved to Granite Bay since, a short drive up the road. Folsom is where the company grew up.

Folsom has its own building department

Unlike Granite Bay or El Dorado Hills, Folsom is an incorporated city, so plans go to the City of Folsom rather than to a county counter. Its own staff, its own queue, its own checklist.

That is not harder, but it is specific, and it rewards a permit set that answers the reviewer's questions the first time. A complete drawing package is the difference between one submittal and three, and three submittals is months. We prepare the set and handle the submittal as part of the job rather than handing you plans and an address.

What a remodel costs in Folsom

Folsom covers a wide range of housing, from the older streets near the historic district to the newer developments east of the lake, and they do not price the same. The number is driven by whether a wall is carrying load, where the plumbing runs, and what the finishes are — not by square footage alone.

We give you a real budget range early, built on measured drawings of your actual house. That comes in the first phase of pre-construction, before you commit to a construction contract.

The work happens on paper first

Before anything is priced, we work the project out on paper under a Pre-Construction Services Agreement — design, selections, engineering and the permit set, finishing in one proposal that carries the scope, the schedule and a fixed price. Brenna Krouse is a licensed interior designer and Rusty Krouse is a licensed general contractor. They founded the company in 2006, opened the Folsom office in 2008, and both are still in the room for the first walkthrough.

Do I get my permit from the city or the county?

The City of Folsom. Folsom is incorporated, so it runs its own building department rather than going through Sacramento County. That is a different process from unincorporated areas nearby like Granite Bay, which go to Placer County. We prepare the permit set and handle the submittal as part of the job.

How long does a Folsom remodel take to get going?

Pre-construction runs about eight to sixteen weeks depending on complexity — design, selections, engineering, the permit set and the final proposal. City review time sits on top of that and varies with their workload. The front end is genuinely slower than a contractor who measures once and gives you a number, and it is what makes the schedule hold.

Can you build an ADU in Folsom?

Usually, but the lot decides it. Setbacks, the sewer or septic situation, utility routing and what the city will allow all come before a floor plan is worth drawing. Worth having that conversation before you fall for a design.

Do you still work in Folsom now that the office moved?

Regularly. The office is in Granite Bay now, which is a short drive. Folsom is where the company opened its first office in 2008 and it has never stopped being part of the service area.

Is the construction price fixed?

The construction contract is a fixed price, and it is fixed because of everything settled before it is written. Allowances and exclusions are spelled out in the same document. If you change your mind mid-build that is a change order, but they stop being the routine monthly surprise they are on a job priced off incomplete drawings.
