A community we know well

El Dorado Hills is not a name we list and hope to be called from. We have been designing and building here for years — kitchens, additions, whole-house remodels — from Serrano across to Summit Village and the streets between them.

It is a short drive from the office, and it remains one of the places we work most often outside Granite Bay itself.

Two approvals, not one

El Dorado Hills is unincorporated, so plans go to El Dorado County rather than a city building department. That is the first approval.

The second is the neighborhood. Serrano and the other master-planned communities here run their own architectural review, and that approval sits alongside the county's rather than after it — colors, materials, rooflines and sometimes the massing itself get looked at by people who are not the county. A project that ignores this until the plans are drawn ends up drawing them twice. We ask which community you are in at the first walkthrough, for exactly this reason.

What a remodel costs here

The houses in El Dorado Hills vary enormously — a Summit Village floor plan and a Serrano custom are not the same job, and neither is priced from a web page. What drives the number is whether walls are carrying load, where the plumbing and gas run, and what the finishes are.

We give you a real budget range early, built on measured drawings of your house rather than a guess made in the driveway. That comes in the first phase of pre-construction, before you are asked to commit to anything.

The work happens on paper first

Before anything is priced, we work the project out on paper under a Pre-Construction Services Agreement — design, selections, engineering and the permit set, finishing in one proposal that carries the scope, the schedule and a fixed price. It takes eight to sixteen weeks, and it is the reason the price holds afterwards. The four phases are set out in full on our remodeling page.

Who you would be working with

Brenna Krouse is a licensed interior designer and Rusty Krouse is a licensed general contractor. They founded K Squared Construction in 2006, and both are in the room for the first walkthrough.

The people drawing your remodel and the firm building it are the same, so a detail that cannot be built for what it was drawn to cost gets caught while it is still a drawing rather than after demolition.

Do I need approval from my HOA as well as the county?

In the master-planned communities, usually yes. El Dorado Hills is unincorporated, so the building permit comes from El Dorado County — but Serrano and similar neighborhoods run their own architectural review covering things like exterior colors, materials and rooflines. The two run in parallel. We ask which community you are in up front so the design accounts for both from the start.

Have you worked in El Dorado Hills before?

Regularly, and for years — kitchens, additions and whole-house remodels across the community. A selection of them is in our gallery, and every project in it is one we designed and built ourselves, for a client.

How long before construction starts?

Pre-construction runs about eight to sixteen weeks depending on complexity — design, selections, engineering, the permit set and the final proposal. County review and any neighborhood architectural review sit on top of that. It is slower at the front than a contractor who measures once and gives you a number, and it is what makes the schedule afterwards hold.

Can you build an ADU in El Dorado Hills?

Usually, but the lot decides. Setbacks, the slope, utility routing, what the county will allow and what your community's review will accept all come before a floor plan is worth drawing. That is the first conversation.

Is the construction price fixed?

The construction contract is a fixed price, and it is fixed because of everything settled before it is written. Allowances and exclusions are spelled out in the same document rather than left vague. Changing your mind mid-build is a change order, but they stop being the routine monthly surprise they are on a job priced off incomplete drawings.
